The first step to building your dream home is establish your budget. In order to estimate your desired budget, you can visit our online loan calculator or call your local bank. When you have a rough estimate of your budget, call us and set up a FREE design consultation with our team. A meeting will be set up, where we will discuss your plans, pricing, materials along with our construction standards and process.
Ellada Custom Homes is not a mortgage lender; however, in order to make your journey easier, we have established relationships with banks and mortgage brokers, which allows us to assist you with your financing needs. They ensure to provide competitive rates and fees and our customers are always given the option of providing their own financing.
For you to make a sound buying decision, one of the first things you need to know is how much home you can afford. Your local Building Consultant or your Lender can aid you in finding out how much buying power you have.
Building a new home is much different than buying a used one. We recommend consulting with our preferred lenders who will help you in this transitioning process and inform you about Bridge and Construction Loans.
In summary, banks typically require 10-15% of the contract amount in either cash or collateral (property/land). However, you can avail of loans without a down payment with some other banks and loan programs. We will happily assist you in finding the most suitable bank.
Although it is ideal, it is not required! If you do not yet own your land, we would be happy to refer you to one of our local preferred lenders who could assist you on bundling your lot purchase and new construction loan.
In order to ensure your new home fits properly on the chosen site, we provide site evaluation at no extra cost or obligation.

The sooner the homeowner, architect, builder, and designer agree on the budget — the sooner the work can begin. The Ellada Custom Home builder has the latest costs associated with structural and design ideas, thus, providing advice on the cost of the home while still in design. A number of architects and designers can also be recommended by us with whom we have successfully built custom homes and provided exceptional experiences for our customers.
We have a number of licensed architects and designers that we are working with, in- and out-of-state. In case the homeowner does not have a preference on an architect or designer, we can recommend or include such services in our scope of work.
Every custom home is unique, however the time from initial meeting to receiving your keys will amount to 9-12 months. For larger homes or complicated sites, the building time could be longer. A variety of factors come into play that affect the time of build, including a meticulous design process, permit acquisition, site development and of course the construction itself.
This can result in a change order, and they are typical on most of the homes we build. They usually involve additional cost, which you will be expected to pay before they are acted upon. But sometimes they result in a cost savings, which will be credited back to you.
